October 1st..the fall season in upon us.  The Real Estate market in Cheyenne is stable at this time.  This is a good thing for our community.  As of today, there are 440 available single family homes with 130 under contract.  As for the rural residential, there are 171 available homes with 28 under contract. 

The First Time Home Buyers Tax Credit is due to expire on November 30th, 2009.  This means that the property has to be CLOSED by that date, not under contract.  In our market, it is taking 30-45 days to close a loan.  This means you should have your home picked out and under contract no later than October 15th.  As November comes closer, the lenders and appraisers will be busier than ever trying to get the homes appraised and the loans closed by the deadline of November 30th.  To be pro-active, start now to identify your home.  Be sure to ask your lender if you qualify for the First Time Home Buyer Tax Credit of $8,000.

I just ran across an article from the Wyoming Association of Realtors.  They are reminding the Realtors to advise their clients to  make sure to lock up all prescription drugs...especially during open houses.  See the insert...<<<<<<<<
